What replacing a septic tank typically costs, why the drainage field usually decides the figure, and what a fair quote itemises.
Septic tank replacement is the big one. It is the cost that lands when a tank fails, when a survey flags it during a house sale, or when the General Binding Rules catch up with an older system, and it is almost always larger than people expect.
The headline point is that the tank is rarely the expensive part. Ground conditions, the drainage field and access decide the figure far more than the unit itself does, which is why quotes for apparently identical jobs differ by thousands and why nobody can price this over the phone.
What these figures are, and are not
These are typical market ranges for domestic systems in this part of the country, not quotes, and not prices this site can offer. They are gathered from generally published UK contractor price guidance and are intended to tell you whether a quote you receive is in the normal range. Real prices vary widely with access, ground conditions and how far a tanker or a digger has to travel. Anyone quoting you from a phone call alone, without seeing the site, is guessing.

What drives the variation
What the ground will take
This decides everything. If a percolation test passes, a conventional drainage field is permitted and costs are predictable. If it fails, a septic tank with a soakaway is simply not allowed, and the compliant route is a treatment plant or an engineered system. Getting the test done early tells you which conversation you are having before you have paid for a design.
The drainage field, not the tank
A drainage field is a large excavation with distribution pipework, graded aggregate and legally required separation distances from watercourses, boundaries, wells and buildings. It routinely costs more than the tank it serves, and it is the part that varies most between sites.
Access for plant
This is a job for an excavator and a lorry. A site a machine can reach easily is a different price from one where everything comes through a narrow gateway or across a lawn that has to be reinstated. Spoil also has to go somewhere, and carting it away costs more than spreading it on site.
What happens to the old tank
A redundant tank cannot simply be abandoned. It must be emptied and then removed or broken and infilled so it cannot collapse or fill with water. That is a real line of cost and should appear in the quote rather than emerging afterwards.
Building regulations and paperwork
Replacement is notifiable work. Approval, inspection and completion paperwork take time and carry fees, and the resulting records are what a buyer’s solicitor will ask for. A quote that omits this is not cheaper, it is incomplete.
What a fair quote should itemise
Two quotes are only comparable when they cover the same work. Asking for these as separate lines is the quickest way to see which is genuinely cheaper, and it is a reasonable request that any decent contractor is used to.

In Shropshire specifically
The glacial clays across the north Shropshire plain are the single biggest cost factor in this county. Clay drains slowly, percolation tests there frequently fail, and a failed test rules out a conventional drainage field outright. Many north Shropshire replacements therefore end up as treatment plant installations rather than like-for-like tank swaps, at a correspondingly higher figure.
The picture is different again in the south and west. The old hard rock of the border hills and the limestone of Wenlock Edge can mean shallow soil over rock, which makes excavation slower and more expensive and sometimes rules out the depth a conventional field needs.
Access is a recurring Shropshire premium. Single-track lanes, tight farmyard entrances and long drives all affect what plant can get to a site, and a job needing a smaller machine or hand digging takes longer. It is worth agreeing in the quote what happens if access proves worse than expected.
Replacement here is frequently triggered by a sale. Rural Shropshire property moves through conveyancing where drainage compliance is now a standard enquiry, so it is worth getting a system assessed before marketing rather than negotiating over it under time pressure.

A phone quote for this work is a guess, and it will be revised.
Do I have to replace my septic tank because of the new rules?
Only if it discharges to a watercourse. The 2020 General Binding Rules ended direct discharge from a septic tank to a ditch, stream or brook. A tank discharging to a properly working drainage field is not affected simply for being old. Establish which yours does before accepting that replacement is necessary.
Is a treatment plant cheaper than replacing like for like?
Sometimes, and it is worth pricing both. Where ground fails a percolation test, a treatment plant discharging to a watercourse may avoid the cost of an engineered drainage solution entirely. Against that, a plant needs power, an annual service and periodic de-sludging, so compare the lifetime cost rather than the installation alone.
